Irkutsk is the largest city of Siberia,whose population is growing steadily and is approaching the figure of 1 million. Therefore, the problem with comfortable and affordable housing for most citizens is quite acute here. Partly, it can be resolved by the new settlement "Berezovy" Irkutsk in its infrastructure, for reasons that are difficult to explain, has two approximately equal housing objects with such a name, located 15 km from each other. In the first case, this is a microdistrict located in the Leninsky district, in the Novo-Lenino district. In the second case, it is a village in the Sverdlovsk district, not far from Markov. It is also often called a neighborhood, which for many people, even taxi drivers, causes confusion. This article provides information only about the village "Birch". He began to be built 7 years ago. During this time, 9 queues, consisting of more than 200 houses, were commissioned here. Now the 10th stage is being completed, but the developer intends to continue construction. Today it is the largest housing project in Irkutsk.
Location
The village "Birch" (Irkutsk) is located inSverdlovsk district of the city, but geographically it belongs to Markov PGT, which is only 1500 meters away. The nearest neighbors of "Berezovy" from the PIT are garden associations "Domostroitel" and "Bereznyaki", and from the side of the city - Akademgorodok, LCD "Khrustalny", LCD "Kalininsky" and the cottage village "Nikolov Posad".
Transport accessibility
Fairly good transport communication hassettlement "Birch" (Irkutsk). Akademgorodok, the railway station, the central market, Energetikov Street are the objects to which buses and minibuses run from Berezovy. The traffic interval is less than 15 minutes, and the more the village is built up (now its length is 1.5 km), the farther the public transport terminal is transferred.
Motorists "Birch" can also easily get to work and to places of rest.
The only problem of the village is the road,which are in unsatisfactory condition, and the hilly terrain, significantly complicating the movement of the chosen route for vehicles of any class and destination.
Ecology and natural conditions
Clean air and beautiful countryside -undoubted advantages possessed by the village "Berezovy". Irkutsk in terms of pollution of natural resources is a completely prosperous city, and most of the emissions here are not from industrial production, but from motor vehicles. In Berezovy, since it is not located in the center of the city, there is no heavy traffic on the vehicles yet, so the air here is clean enough. There is little greenery on the territory of the village, but around it there is a large forest-park zone, where residents organize picnics and hold folk festivals.
Irkutsk is located near the seismictectonic fault, so here earthquakes are a frequent occurrence. In order to protect the village of Berezovy from their actions, all the houses in it are being built with a device of seismic belts.
Некоторую тревогу жителей вызывают лишь materials that are used in construction, namely aerated concrete. The fact is that only aerated D 700 B5, produced by individual manufacturers, is seismically safe. As a result, this material is expensive. What brand the customer uses for the implementation of the project class economy, is unknown.
Who builds
Поселок «Березовый» в Иркутске возводит известная in the North-West IC, led by Vyacheslav Gusev. This company appeared as a result of the transformation in 1993 of the state of emergency, also engaged in construction activities. “Nord-West” mainly implements housing projects. In 2010, she commissioned the residential complex "Ershovsky", and the following year, the first line was put into operation in the village "Berezovy". Unfortunately, holders and tenants of “Yershovsky” have claims, including lawsuits, against the “Nord-West” insurance company regarding the low quality of work. The developer explains this by the fact that he is building an economy class housing. But this class of real estate does not imply the use of low-quality materials and outdated technologies, but a small apartment size, a less developed infrastructure, and a simple design of entrances. Residents of "Birch", who have already received the keys, also have complaints about the quality of work in their apartments.
Infrastructure
Residential complex "Birch" in Irkutsk according to the general planshould become a self-contained neighborhood, in which more than 200 houses of 3-5 floors will be built. The developer plans to equip all the yards and house territories, plant shrubs and trees, break up flowerbeds, build playgrounds for children and recreation areas for adults, as well as several sports fields, two kindergartens, a school, shops, supermarkets, pharmacies, a health center, facilities service life, club veterans. To date, some of these plans have been implemented. So, in "Berezovy" there is a kindergarten, the construction of the second one is being completed, the construction of a school has begun, several shops have already been commissioned, including construction, manufactured goods, several grocery stores. Gardening of yards while held sparsely, little and children's playgrounds.
For motorists in the "Birch" according to the plan should be equipped with parking zones. In fact, the cars are left right in the courtyards, under the windows of apartments, on the driveways between the houses.
Design housing complex
Довольно симпатичный внешний вид имеет поселок "Birch". Irkutsk, as mentioned above, is located in the seismic zone, so the optimum number of floors here is from three to five. Such houses are built in "Berezovy". In the first two lines, they are mainly three-story, with glazing of balconies and loggias made by the developer. In further lines the houses were built in three and five floors. Balconies in them the developer has not glazed. Only installed metal fences.
In all buildings, the design of the entrance zones is made according to the principles of minimalism. There are no elevators at the entrances, concierge rooms and wheelchairs are not provided, only zones for the installation of mailboxes are allocated.
Construction technology
All buildings in the village."Birch" (Irkutsk) are built on the cast-frame technology. The foundation is made of cross-tape reinforced concrete slabs. External walls are mounted from aerated concrete slabs of the type “SIBIT” (autoclave hardening) with installation of monolithic inclusions. Warming of the walls is made by mineral water.
Village houses are built with some differences.Thus, in the first and second phases of the roof they have made even, without slope, which in winter leads to the accumulation of snow, and in the spring - to excess water. The facades are lined with siding "under the brick", which by the end of the first year of operation began to fall off.
In the houses of the subsequent bursts, the roofs were made with a slight slope, and the facades were lined with bricks, but they replaced the warming material with mineral wool with foam plastic.
The village "Birch" (Irkutsk), apartments, their planning and design
The project provides for the construction of apartments in the following categories:
- one-room, the average total area (S) of which is from 24 to 35 m2;
- two-room S = 35 to 48 m2;
- three-room S = 48 to 65 m2.
On each floor there are 7 apartments.
Their layout in the houses of different lines is different. In some rooms have a shape close to the square, in others they are more elongated. There are no windows in such apartments in the kitchens.
Apartments for rent without finishing.Builders perform only the liner communication facilities and electrical wiring, make a rough screed floors, install partitions between rooms and glass windows.
Price list
The village Berezovy in Irkutsk is quite popular. Apartments, reviews of the quality of which are not very enthusiastic, are bought up quickly. At the beginning of construction price per 1 m2 здесь была всего 25 000 рублей, поэтому even low-income people could buy property, such as retirees, young families. Also in "Berezovsky" gave housing to the military and residents relocated from disaster zones. Now the price for 1 m2 jumped to 35 000-40 000 rubles. Financial institutions cooperate with Nord-West:
- Sberbank.
- "RosSelkhozBank".
- "Primsotsbank".
- VTB.
- "Bank of Moscow".
- "UralSibBank".
In the queued apartments in the free sale is no longer. They can only be purchased as a secondary housing. Prices in this case - from 55 000 rubles per 1 m2.
The village "Birch" (Sverdlovsk, Irkutsk), the course of construction
This project started in 2010year 9 queues have already been commissioned here. The deadlines for each were delayed by 2-5 months. At the end of 2016, the customer had to pass the 10th stage, but so far it is not fully ready, although all the houses in it have already been erected, the windows in them are glazed, communications are let down. It remains to perform only some internal work. Representatives of North-West insurance company promise to issue keys to share holders in the coming days.
Reviews
A double impression is left by the Berezovy village (Irkutsk) among investors and residents. Reviews about him note such positive aspects:
- beautiful ecology (near the forest);
- good transport accessibility;
- low prices per square meter;
- there is infrastructure (shops, childcare facilities);
- low utilities.
Reported negative aspects of the village as a whole:
- the territory has a hilly relief, which complicates (especially in icy conditions) the passage of absolutely all means of transport;
- there is no specific place for parking (cars are set where they will);
- poor quality of roads leading to the city;
- not quite favorable criminal situation (in the village there are frequent car thefts or theft of property from them);
- in some courtyards and porches insufficient lighting;
- the existing infrastructure does not correspond to the declared one in the project.
Regarding the quality of apartments, the claims of residents are as follows:
- there is no sound insulation at all (in some houses there are walls between apartments from plasterboard);
- dampness in apartments;
- leakage of roofs (especially in houses rented after 2013);
- poor-quality masonry walls and partitions;
- bad flooring.
Many potential buyers believe that all of these shortcomings are offset by the low price of housing in this village.
